New Zoning Bylaws for Squamish

The Squamish Council has taken a significant step to address housing density by introducing a new R-1 zoning category. This initiative is in line with provincial legislation aimed at increasing housing options within the community.

New Zoning Regulations

The newly established R-1 zone will replace selected RS-1, RS-1A, RS-2, RS-2A, RS-3, and RMH-2 zones. This change allows for Multiple Dwelling Residential (MDR) developments, giving property owners the ability to construct triplexes and fourplexes in addition to single-family homes and duplexes. However, development in these zones will still depend on specific criteria, including lot size, setbacks, and environmental considerations.

Streamlining the Development Process

To further facilitate housing development, the Council is revising the guidelines in the Official Community Plan for Development Permit Area 3. These updates are designed to simplify the approval process by eliminating the need for a Development Permit Application for triplexes and fourplexes. The implementation of this streamlined process is expected by fall.

However, any project involving three or more stratified units will still require a Development Permit Application. Aligning with Provincial Goals and Housing Initiatives

These zoning changes are part of Squamish’s efforts to comply with new provincial legislation (Bill 44) and to meet the objectives outlined in the Squamish Housing Action Plan. Additionally, this aligns with the commitments made under agreements with the Canadian Mortgage and Housing Corporation.
