August is traditionally one of the quietest months in real estate — people are camping, biking, and soaking up the last of the Squamish summer rather than house hunting — and this year’s numbers reflect exactly that. Sales were light across every property type, and the story that’s been unfolding all year continued: detached prices are easing, condos are thin but holding, and townhomes remain the steadiest part of the market.
One quick but important note before we dig in: August was a very low-volume month. Just 14 detached homes, 7 condos, and 7 townhomes sold in the entire Squamish area. In a small market like ours, that few transactions means a single sale can swing the neighbourhood numbers dramatically, so read the hyper-local figures as directional rather than gospel. The broader trends are what matter.
Here’s the full breakdown from the Real Estate Board of Greater Vancouver, current to September 2, 2026.
Detached Homes — Prices Continue to Ease
The detached market has cooled meaningfully since the spring. Back in June I described this segment as heating up — and at the time it was. But the trend has reversed over the summer.
The MLS® HPI Benchmark Price for detached homes now sits at $1,592,700, down 6.3% year-over-year and down from June’s $1,705,300. That’s a steady three-month slide: $1,705,300 in June, $1,638,300 in July, and now $1,592,700 in August.
Sales came in at 14 for the month — technically up 27.3% from the 11 sales in August 2025, but still a low absolute number typical of late summer. Homes took an average of 41 days to sell, up sharply from just 22 days in July, which tells you buyers are taking their time and the urgency of the spring has faded.
On the neighbourhood level, Valleycliffe was the standout with 4 of the month’s 14 sales and a benchmark of $1,307,300 — reinforcing its position as one of the more accessible detached markets in Squamish. Garibaldi Highlands saw 2 sales (benchmark $1,749,700), while Brackendale, Garibaldi Estates, and University Highlands each recorded a single sale.
With 87 active detached listings and a sales-to-active ratio of 16.1%, the detached segment is sitting in balanced-market territory — no longer favouring sellers the way it did earlier in the year.
Condos — Thin Sales, But Prices Tick Up
The condo market is the most interesting story this month, because the two key indicators are pointing in opposite directions.
On one hand, sales were very quiet: just 7 condos sold in August, down 63.2% from 19 a year ago, and average days on market stretched all the way to 77 days — the longest of any segment by far. That’s a market where buyers hold most of the leverage.
On the other hand, the benchmark price actually rose to $571,500, up from $545,800 in July and $545,200 back in June. It’s still down 7.5% year-over-year, but the month-over-month recovery suggests condo prices may have found their floor after the sharp correction earlier in 2026.
Downtown Squamish remains the centre of condo activity with 30 active listings and 4 of the month’s sales (benchmark $614,400). Tantalus saw 2 sales. Most other neighbourhoods were quiet.
With 70 active listings and a sales-to-active ratio of just 10%, condos remain firmly in buyer’s market territory. If you’re a buyer, the combination of soft sales, long days on market, and high inventory still gives you real negotiating room — even if the headline price has stabilised. If you’re a seller, patience and sharp pricing remain essential.
Townhomes — The Steadiest Segment
Townhomes continue to be the most resilient part of the Squamish market, just as they were through the spring and early summer.
The benchmark price rose to $1,009,100, up 1.8% year-over-year and up slightly from $999,600 in July. Townhomes are one of the only segments showing positive year-over-year price movement right now, which speaks to steady demand for this “missing middle” housing type in Squamish.
Sales were light at 7 for the month (down from 13 a year ago), and days on market came in at 31 — actually faster than both detached and condos this month. With 39 active listings and a sales-to-active ratio of 17.9%, townhomes sit at the higher end of balanced-market territory, closer to a seller’s market than any other segment.
Neighbourhood highlights: Downtown Squamish led with 3 sales (benchmark $1,034,100), while Tantalus saw 2 sales (benchmark $1,164,900). Notably, several townhome neighbourhoods posted year-over-year price gains — Valleycliffe (+4.1%), Garibaldi Estates (+3.7%), and Brackendale (+2.3%) — bucking the softening trend seen in detached homes.
Putting It All Together
Here’s the one-line summary for August 2026:
- Detached — prices easing, now a balanced market. Good news for buyers who were priced out in the spring.
- Condos — very quiet on volume, but prices stabilising. Still the best segment for buyer negotiating power.
- Townhomes — the steady performer, with modest price gains and the tightest sales-to-active ratio.
Zooming out, it’s worth remembering how far Squamish has come. Over the past 20 years, detached benchmark prices have climbed from $459,500 to $1,592,700, condos from $214,100 to $571,500, and townhomes from $322,400 to $1,009,100. Even with the current softening, the long-term trajectory of the Sea to Sky Corridor remains strongly upward.
What This Means For You
If you’re a buyer:
- Detached homes are more attainable than they’ve been in months — prices have eased and you have time to make considered decisions.
- Condos offer the strongest negotiating position of any segment right now. If you’ve been waiting, this is a favourable window.
- Townhomes remain competitive, so if you find the right one, be ready to move.
If you’re a seller:
- Detached and condo sellers need realistic, sharp pricing — the market is rewarding well-priced homes and ignoring the rest.
- Townhome sellers are in the strongest position, particularly in Downtown Squamish and the neighbourhoods showing year-over-year gains.
- Late summer is always slower; expect activity to pick back up through the fall.
As always, these are area-wide numbers, and your specific home or search is its own story. If you’d like to know what the current market means for your property or your buying plans, I’m always happy to talk it through — no pressure, just honest local insight.
